DESCRIPTION
The Old Bakery is a Grade II* listed house of stone and cob construction, with rendered elevations under a good quality thatch roof. The house is part of a larger original house which is of medieval origin and is believed to have been divided in the late 18th century. In recent years it has been sympathetically modernised to enhance and retain some fine period features.


The accommodation is generously proportioned and includes an impressive & elegant sitting room, 18'10' x 16'5', with a beautiful inglenook fireplace with Beer Stone pillars, substantial oak bressumer and original fire windows. An original oak plank and muntin screen, with reclaimed timbers believed to have been from Armada ships, is complemented by chamfered ceiling timber with original scrolls. The kitchen/breakfast room is a wonderful feature of the property which provides a practical informal or formal dining and living space with the original brick inglenook fireplace and bread oven with oak lintel over. OUTSIDE
The property is approached from the road via a series of steps which leads to a paved courtyard, adjacent to which is a shrub border stocked with fuchsia and hydrangea. There is vehicular access on the western elevation which leads to a private off road parking space, beyond which are the formal gardens. The rear garden is fully enclosed and benefits from a sheltered southerly aspect. Level lawns are bounded by cobbled paths and enclosed by high level perimeter walls together with herbaceous borders stocked with a good variety of roses, wisteria and further variety of flowering plants and shrubs. A series of steps leads to a pedestrian door at the rear of the garage which has vehicular access to a side road via a roller door and with the benefit of power and lighting.

DIRECTIONAL NOTE
From Exeter and junction 30 of the M5 follow the Sidmouth Road (A3052) in an easterly direction signposted Sidmouth. Continue across Clyst St Mary roundabout and proceed for about 6 miles, passing Westpoint on the left hand side and on descending the hill into Newton Poppleford continue until reaching the roundabout. Turn left, signposted Sidmouth, continuing on the A3052, passing the pub on the right hand side after which, The Old Bakery can be found a short distance on the right hand side almost immediately before a right hand turning into Millmoor Lane.
