Description:
This mixed use property was a bespoke combination of very much loved family home and builders yard (site includes 2,400sq ft B1 use, light industrial unit, a run of open metal framed 'barns' and large Yard).
The property offers the ability to have 24 hour security via live-in accommodation at the front (within the large 3/4 Bedroom Semi-detached chalet style house), or continue the previous owners way of life enjoying the boast of 'work, rest and play...everything's here' (there's a swimming pool & lots of space to be creative !). There is also Planning passed for a detached chalet within the site.
HISTORY
This remarkable property was originally built by a Sid James who created the unique 'Castle' you will see later. A real labour of love, the Castle was built using odds and ends aquired during his building days and built to a Medievel/Camelot theme - a well known visitors attraction in it's day, various dignatories came, even including the Mayor of London.
The house was purchased in 1982 by the Vendors family who happily lived there for 28 years with his family, and further evolved the property and its land to what you see today.
OVERVIEW
Just under 2 acres, the Site briefly comprises:
- Front Semi-detached 3 Bed House with front & rear Gardens (the rear garden presently a huge fishpond with adjacent walled Walkway).
- The 'Castle' (incorporating Garden House, Storeroom & twin Garages with workpit).
- Large 1 acre Builders Yard with Light Iindustrial Building and a run of open metal 'barns'.
- 'Started' Building Plot beside the front house - the other side of the central access road.
- Post and railed grazing field in front of the main site, the other side of the private road.
THE MAIN HOUSE
Briefly consisting of: 3 Bedroom Semi-detached Chalet style house with large main Reception Room, Family size Kitchen/Diner, Bathroom plus separate WC Room, Games Room with full size Snooker Table to remain, Sauna and external Laundry Room.
Accommodation comprises:
ENTRANCE LOBBY
The original Front Door opens into the main reception room, originally we would guess a Hall and two rooms now knocked into one big room.
The original Owner created the 'main entrance door' thus to the side, under a storm porch through to this lobby. Doors from here to the Boot Room, Main Reception Room and Kitchen.
BOOT ROOM 3.76m(12'4'') x 1.37m(4'6'')
A useful little room, ideal for coats and boots/shoes, but could also be used for a range of other things too, perhaps a small study etc.
Front and side facing windows, radiator.
LIVING ROOM 8.23m(27'0'') x 6.22m(20'5'')
A huge entertaining space, formally 2 rooms, possible including a hall too, with a feature Fireplace and built-in Display Units either side, each with glazed doors opening to shelving with cupboards below.
Ornate coving to ceiling, 4 radiators, 4 wall lights, 4 chandeliers and featuring 2 large walk-in Bay Windows.
KITCHEN/DINER 6.12m(20'1'') x 3.76m(12'4'') exc doorway
A peninsular unit gives separation from the kitchen but allows still, the open plan feel to the living space. Rear windows overlook the fishpond and side window overlooks the patio. Extensive range of fitted Kitchen units to three walls with built-in electric hob and split level oven to remain.
Wall mounted Ideal icos HE18 boiler put in 2008.
French doors open to the rear covered walkway, leading round to the external Laundry Room and walled walkway beyond.
GROUND FLOOR BATHROOM
White suite comprising Basin on pedestal, close coupled WC, Bidet and corner Bath.
POTENTIAL CORRIDOR
As the photo shows, the main part of the bathroom could be walled off to give more separation from the lounge, creating a corridor from the lounge accessing this and the Sauna which would be next door. The basin with pedestal, presently in the 'potential corridor', could then easily be relocated to the main part of the bathroom.
This area is lit by a rear facing lead light window.
SAUNA 1.68m(5'6'') x 1.32m(4'4'') internal sizes
Through an arch off the bathroom/potential corridoor, there is a small initial lobby with fully tiled Shower Cubicle and a ledge & brace door opening to reveal the Sauna.
1ST FLOOR LANDING
A fair size with access to Loft and coving to ceiling.
MASTER BEDROOM 6.30m(20'8'') x 4.14m(13'7'') max
Front facing window, smooth finish to ceiling with coving, radiator, further internal window receiving borrowed light from the Games Room.
Built-in cupboard, airing cupboard housing cylinder, 2 small built-in wall cupboards, large Eves cupboard. Telephone socket. 2 Wall lights. Chandelier
BEDROOM TWO 4.01m(13'2'') x 3.10m(10'2'')
Front facing window, coving to ceiling, radiator, built-in cupboard/wardrobe with sliding doors, built-in eves cupboard (joins with one in master bedroom), large proper walk-in wardrobe.
BEDROOM THREE 3.05m(10'0'') x 2.44m(8'0'')
Window receiving borrowed light from Games Room, smooth finish to ceiling with coving, radiator, built-in wardrobe with sliding door.
WC ROOM
By 'stealing' the built-in wardrobe in bedroom three, this could be 'squared off' to create a 7ft x 3ft 3 space - big enough for a Shower Room. Presently a simple WC Room with a close coupled WC.
GAMES ROOM 10.24m(33'7'') x 4.60m(15'1'')
Accessed via French Doors off the Landing, this huge room has 2 large rear windows enjoying a panoramic outlook over the majority of the site. Further side facing window, coving to ceiling.
Stable style door leads out on to the rear flat roof the full width of the house
ANOTHER ANGLE
The Full Size Snooker Table is to remain !
EXTERNAL UTILITY ROOM 2.74m(9'0'') x 1.68m(5'6'')
(In the background of the picture). Just off the covered walkway to the rear of the house. With saloon swing doors, window, provision for washing machine. Offers a variety of other uses.
.
LOOKING BACK AT HOUSE
There are two Gated access roads down to the Yard at the back, this shows the one which runs down the side of the house.
OVERVIEW OF 'REAR GARDEN'
Rather than the tradition Garden comprising Patio and Lawn, the original owner opted for the creation of this amazing ornate fishpond with beyond that, a large Patio with central feature Rose Pergola, both of these running alongside a walled walkway going down to the 'Castle'.
FISHPOND
Built with incredible attention to detail. Now in need of bringing it back to it's former glory (although not in bad shape still!). Decorated with Venetian bridges, rockeries and also incorporating twin built-in seating where you can sit and overlook the fishpond.
ROSE PERGOLA/PATIO
Beyond the fishpond is this open patio area with a feature central Rose Pergola built of stone pillars supporting the wooden beams. In a corner is St Dunstan's Tower Wishing Well, built out of stone from the war bombed St Dunstans Church. The original owner used to collect money thrown in there by the visitors and give it to charity.
WALLED WALKWAY
This ornate walled path takes you past the ornate fishpond and down to the 'Summerhouse', itself part of the 'Castle'.
THE 'CASTLE'
Built apparently to Camelot theme by the originaly owner using odds and ends acquired over the years as a builder. A very interesting and entertaining building worthy of keeping !
GARDEN HOUSE 3.56m(11'8'') x 3.00m(9'10'')
A large circular opening overlooking the walled walkway incorporates a glazed door with sidelights providing one access. There is also a further arched gothic door, rumoured to come from a monastery !! Redecorated and refurbished, this would make a pleasant and different dining/entertaining experience !
STOREROOM
An inconspicuous wedged shaped 'storeroom' with an arched gothic door as with the Garden House. This lockable door opens to reveal a useful storeroom, narrow as you enter, widening to a good size. Lead light stained glass window receiving borrowed light from the Garden House. Manhole cover on the ground opens to reveal the access to the cesspit built-in below.
LARGE GARAGE 6.02m(19'9'') x 3.68m(12'1'')
Next to the storeroom. Full height (8ft high) double doors with large ornate hinges give wide and high access. Inspection pit. Further side door (another gothic one possibly liberated from the monastery!), lighting, electric sockets and double folding doors at the other end opening to the 'Yard Storage Unit' behind.
A single doorway leads through to the smaller garage.
SMALLER GARAGE 5.89m(19'4'') max x 2.51m(8'3'')
Still a good size, with double arched doors, twin boarded up windows (remove wood and voila...additional natural light), lighting, telephone socket, side courtesy door.
GREENHOUSE
Tagged on next to smaller garage.
YARD STORAGE UNIT
Constructed with various materials including a metal profile sheeted roof, timber front with 2 large access doors (big enough for forklift to access), make this rather useful enclosed storage unit built behind the Garage's part of the castle.
THE YARD
Approximately 1 acre. This hardstanding of concrete slabs is a registered Builders Yard with an Established Use Certificate. The Yard has 2 vehicular access roads and can accommodate Articulated Trailer Vehicles.
It incorporates open storage barns and a large B1 warehouse unit.
Benefiting from a choice of 2 separate access roads, lends the possibility of renting out the yard and its buildings to private businesses - skip hire, scaffolding etc. Subject of course to local authority approval if needed.
FROM OTHER END
The yard looks worse than it is, albeit some slabs are cracked and in need of repair.
SEPARATE ACCESS
The second of two access roads. Yes, it is overgrown but nothing a day of cutting back would not solve. Gated and top and bottom ends.
B1 STORAGE BUILDING
2,400sq ft, measuring 60ft x 40ft x 20ft high, with single and three phase electricity supply. Additional covered storage shelter at side.
INSIDE
Several opaque roof sheets flood light down on this light industrial/storage building. With B1 use.
OPEN STORAGE BARNS
A 120ft run of 6 x 20ft deep open fronted storage units of metal construction with heavy duty plastic 'curtains'. Single phase electric and lighting.
Ideal for vehicle storage (limo business/horses/stabling etc) and possible conversion to Craft workshops, subject to planning.
BUILDING PLOT
Planning Permission was granted in 1990 (ref 87/01745/REM_B) for a 3 Bedroom Detached Chalet style house. There is a 'Lifetime Permission/Consent' because the build was 'started' by the construction of the Detached Double Garage to the rear of the plot.
The photo shows the approx location of where the new house would go. In line with the existing houses' front and back walls.
COPIED PLANS ARE HELD IN THE OFFICE. Available in email format too.
APPROX PLOT POSITION
This photo shows an overview of the plot. The Garage being the back, the covered Patio and the white Kennel building located where the house would go. There is a decent size front garden too.
The new house would thus comprise front garden, then house, then rear garden with Garage at the bottom, accessed via either access roads, being it located between the two.
FRONT GARDEN
The front lawn.
PAVED PATIO
COVERED PATIO
Ideal for alfresco entertaining, this occupies the site of the potential new house.
MIDDLE GARDEN
TWIN KENNELS 5.28m(17'4'') x 4.88m(16'0'')
A robust building comprising twin timber kennels inside a dog pen/run. Lighting and power points.
ANOTHER ANGLE
SWIMMING POOL/AREA
The swimming pool measures 28ft x 16ft and is enclosed to three sides, creating a pleasant sun trap. It in effect occupies the area where the rear garden of the new build house would go.
DETACHED UNFINISHED GARAGE 5.03m(16'6'') long x 4.75m(15'7'') wide
Unfinished (built to trigger planning), built of brick with a pitched roof, lighting and power. A rear courtesy door leads through to the swimming pool area the other side.
CAR PARK/GARAGE ACCESS
Behind the unfinished garage.
FRONT LAND
This front grazing land/field is approx just over a third of an acre and borders directly on to the A127. There is gated access onto a concrete Car Park/Turning Area of 60ft x 40ft. Single pedestrian entrance gate facing the house.
ANOTHER ANGLE
THE ROAD/ACCESS
Goodview Road is literally just before Pipps Hill Road and Summerhill Garden centre on the A127 Southend Bound Track.
FURTHER POTENTIAL
We understand from the Vendor that the neighbour to the left (not the semi to the right) may be interested in selling at the right price.
Therefore this plot and the adjacent plot may be of interest to developers, subject to local authority planning.
