Location:
Polperro, Cornwall
Description:
An attractive and mainly mid18th century Grade II listed freehold building of stone construction under a Cornish slate roof. Stonehaven enjoys a slightly elevated position in the heart of this historic fishing village at the foot of Talland Hill. The property is already a very comfortable residence yet has even greater potential. The Lower floor which used to be a shop was brought back into the main house by the present owners in 1992 and could easily be modified to become a self contained flat for letting or a 'Granny' Annex or even reconverting into a shop - subject to planning consents. The main accommodation includes 3 bedrooms but a little creativity on the Lower floor this could very easily add another 2 double bedrooms making Stonehaven a truly spacious and versatile home.

Slate steps lead down to an inconspicuous fuel store which also houses the oil storage tank. There is a sea view across a fascinating jumble of roofs.
Very conveniently there is Royal Mail post box built into the fabric of the building next to the Lower street door.
Services
Mains electricity, water and drainage. There is no gas in the village so the house is fitted with oil fired central heating and its convenient situation allows for tanker delivery. Internet broadband is also available. Infant & junior schools are in the village and the senior school is 4 miles away in Looe with a coach service
Parking
The main village has little private parking so the added benefit of being able to get a car to the front door to drop off or pick up is a genuine bonus. The current owners use a garage in the main car park which is an easy walk away but there are alternatives and opportunities to purchase more central parking spaces do arise from time to time.
AGENTS NOTES
The house is somewhat confusing in its floor arrangement. Because it's built on a steep hill the first floor has a street access as does the ground floor. To try to clarify things we have used the terms UPPER, MIDDLE & LOWER
The building is old and many rooms are not square so no measurements are absolute. Where walls are not parallel an average has been used.

The building is old and many rooms are not square so no measurements are absolute. Where walls are not parallel an average has been used. However in brief the accommodation includes Kitchen/diner, lounge, study/bedroom 3 & bathroom to middle floor, two double bedrooms & shower room to upper floor and to the lower floor there is a workshop, office/shop front, large hall & utility room. Outside there is a beautiful patio & sun terrace.
