Description:

A substantial detached country house hotel & owners accommodation in idyllic, tranquil & timeless Exmoor Valley. Total 14 bedrooms, 6 reception rooms.

SITUATION AND AMENITIES
Heddons Gate Hotel is at the end of a quarter mile private drive, superbly situated on the slopes of the wooded Heddon Valley. It is secluded and tranquil, with a magnificent outlook. The local area is a walkers paradise with some of the most spectacular coastal walking in the country. Walking inland is also rewarding, taking in Exmoors renowned woodland, moor land and river valleys. There are also many attractions easily accessible by car, including beauty spots, gardens, historic villages and towns, individual shops and a good variety of Pannier Markets. The world class beaches of the North Devon biosphere reserve are less than an hours drive away. Road access is good, with the North Devon Link Road (A361) located at South Molton, giving some dual carriageway to the M5 Motorway at Junction 27, where Tiverton Parkway Railway Station also allows access to London Paddington in approximately 2 hours.
DESCRIPTION
Originally built as a single storey Victorian hunting lodge, the property dates from around 1890, but was extended and largely remodelled in the Edwardian era, and again, in the 1970s when a substantial extension was added in keeping with the original character. The property presents elevations which are principally colourwash rendered, with some relief work in stone and brick beneath tiled roofs. The property is currently operated as a country house hotel, with licensed bar and dining room serving breakfast and evening meals. The ground floor reception areas and 11 themed en-suite letting bedrooms above retain the grandeur of a bygone era, yet, at the same time, the hotel has a homely ambiance. The current owners choose to operate over a limited season, and run the entire premises without staff. There would appear to be scope for a discerning purchaser not only to extend the opening period, but also to appeal to other potentially lucrative markets including hunting parties, as a wedding reception venue, for conferences / training purposes, or other corporate events etc. Alternatively, there may be potential for a variety of other uses, subject to any necessary planning permission for change of use. All in all, at Heddons Gate Hotel, one can escape, relax and indulge, and above all, discover the outstanding beauty of Exmoor and North Devon. No wonder the hotel has been included in the Independent Good Hotel Guide for several years running.
